Founder Of SunTenants<\/h2>\n<p>SunTenants was founded by Dr Bjorn Sturmberg.\u00a0 If I remember how to speak Foreign correctly that directly translates into Dr Bear Storm Mountain.\u00a0 Clearly with a name like that his options in life were limited to either becoming a superhero or super-villain.\u00a0 Fortunately for us, he chose virtue over villainy and rather than attend <a href=\"https:\/\/www.youtube.com\/watch?v=C41o5a6NeNE\" target=\"_blank\" rel=\"nofollow&quot; thing too because a few days ago it reached <a href=\"https:\/\/mashable.com\/2018\/07\/31\/arctic-heat-wave-climate-change\/#Ag4JxNp8waqt\" target=\"_blank\" rel=\"noopener\">32 degrees at the Arctic Circle<\/a> in Norway.<\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-23164 size-full\" src=\"https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/caribou.jpg\" alt=\"The world is heating up\" width=\"637\" height=\"689\" srcset=\"https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/caribou.jpg 637w, hot weather these days.\u00a0 We read that it was 32 degrees in summer over there and think, &#8220;So it was a bit chilly then?&#8221;\u00a0 This is because our 40+ degree summer heatwaves have fried href=\"https:\/\/www.smh.com.au\/world\/europe\/europe-burns-as-climate-change-fuels-forest-fire-danger-extremes-20180725-p4zteh.html\" target=\"_blank\" rel=\"noopener\">these<\/a> <a href=\"https:\/\/www.bbc.com\/news\/world-asia-44935152\" target=\"_blank\" rel=\"noopener\">temperatures<\/a> were caused by some super-villain with a heat ray.\u00a0 Then we could just punch him and go home.\u00a0 Unfortunately, they&#8217;re due to our dumping too much CO2 into the atmosphere.\u00a0 A molecule that is highly resistant to punching<sup class='endnote'><a Problem<\/h2>\n<p>SunTenants provide a way to share the benefits of <a href=\"https:\/\/www.solarquotes.com.au\/solar101.html\">rooftop solar<\/a> so both tenants, landlords and the climate are better off.\u00a0 Some tenants and landlords don&#8217;t require any middleman or intermediate woman to help them come to a mutually satisfactory agreement and so don&#8217;t need SunTenants&#8217; services.\u00a0 And I think that&#8217;s wonderful.\u00a0 But some people appear to think that just because services like SunTenants aren&#8217;t always needed no one should ever need to use them.<\/p>\n<p>All I can say is these people must be much more charismatic and better at persuading people than I am if they have never needed a third party to help them come to an agreement.\u00a0 It&#8217;s an unfortunately fact that a renter may simply be unable to convince their landlord <a href=\"https:\/\/www.solarquotes.com.au\/solar-investment-properties.html\">solar is a worthwhile investment<\/a> without SunTenants&#8217; help.\u00a0 Conversely, a landlord who wants to invest in solar power may decide using SunTenants is worth it in order to convince a tenant that putting up their rent in order to pay for it is fair.\u00a0 I&#8217;m not saying you should use services like Suntenants&#8217; if you don&#8217;t need it.\u00a0 Because that would be dumb.\u00a0 But the middle men and women of the world can and do provide useful services.<\/p>\n<h2>How SunTenants Works<\/h2>\n<p>On the SunTenants&#8217; site it says:<\/p>\n<blockquote><p><strong>&#8220;We make solar work for rentals.\u00a0 Fair and simple&#8221;<\/strong><\/p><\/blockquote>\n<p>I certainly hope that&#8217;s true.\u00a0 Otherwise I&#8217;m going to feel bloody stupid about writing this article.\u00a0 The site goes on to say how the SunTenants system works in four steps:<\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-23107 size-full\" 1024w\" sizes=\"(max-width: 1288px) 100vw, 1288px\" \/><\/p>\n<h2>SunTenants&#8217; Solar Benefits Calculator<\/h2>\n<p>SunTenants does the first step &#8212; calculating what a fair rent increase for a solar power system is &#8212; with their <a href=\"https:\/\/www.suntenants.com\/calculator\" target=\"_blank\" rel=\"noopener\">Solar Benefits Calculator<\/a>.\u00a0 I entered an Adelaide address into it and it gave me this information:<\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-23175 size-full\" src=\"https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/calculon.jpg\" alt=\"SunTenants solar benefits calculator\" width=\"1026\" height=\"733\" srcset=\"https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/calculon.jpg 1026w, https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/calculon-300x214.jpg 300w, https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/calculon-768x549.jpg 768w, https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/calculon-1024x732.jpg 1024w\" sizes=\"(max-width: 1026px) 100vw, 1026px\" \/><\/p>\n<p>That&#8217;s a pretty impressive result:<\/p>\n<ul>\n<li>The simple payback time is within 6 years.\u00a0 If the landlord already has solar on their own roof then the only investment I can think of that might provide a better return is a ski mask and gun.<\/li>\n<li>While the tenant has to pay an extra $19 a week in rent they&#8217;ll save an estimated $28 a week on their electricity bills leaving them $9 better off.<\/li>\n<\/ul>\n<p>South Australia is the state with the best return on solar power but it still makes sense for most homes in Australia without shaded roofs.\u00a0 If you want an idea of typical payback times for non-rental solar systems you can check out the graph near the end of <a href=\"https:\/\/www.solarquotes.com.au\/blog\/solar-payback-times\/\">this article<\/a>.<\/p>\n<h2>The Solar Benefit Calculator Assumes Panels Face Directly North<\/h2>\n<p>The solar benefits calculator gives results for annual solar electricity production that I would describe as optimistic, but are definitely possible with a new, decent quality, solar power system.\u00a0 But only if the panels are facing directly north.\u00a0 If it&#8217;s not possible to place solar panels in that direction, which is often the case, then the output will be less.\u00a0 If the panels face north-east or north-west they will produce around 5% less than the figure SunTenants gives and if they face west or east they will produce around 15% less.\u00a0 But these are just rules of thumb.\u00a0 If you want a more accurate figure you can use the <a href=\"https:\/\/pvwatts.nrel.gov\/\" target=\"_blank\" rel=\"noopener\">PVWatts<\/a> site for an estimate.<\/p>\n<h2>Solar Self Consumption Is 30% For A 4 Kilowatt System<\/h2>\n<p>By looking at the figures SunTenants uses for retail electricity prices and <a href=\"https:\/\/www.solarquotes.com.au\/systems\/feed-in-tariffs\/\">feed-in tariffs<\/a>, I worked out they have assumed a household will self consume 30% of the solar electricity generated by a 4 kilowatt system.\u00a0 The actual percentage will vary depending on if people are home during the day and how much electricity they use, but 30% is a reasonable figure and fairly typical for that size system.<\/p>\n<h2>The Solar Benefit Calculator Can Be Over Optimistic<\/h2>\n<p>The calculator assumes electricity prices and feed-in tariffs are as follows:<\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-23177 size-full\" src=\"https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/fits.jpg\" alt=\"SunTenants - electricity pricing and feed-in tariffs\" width=\"932\" height=\"316\" srcset=\"https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/fits.jpg 932w, https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/fits-300x102.jpg 300w, https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/fits-768x260.jpg 768w\" sizes=\"(max-width: 932px) 100vw, 932px\" \/><\/p>\n<p>Feed-in tariffs are trending downwards.\u00a0 As a result, some of the figures SunTenants uses may need to be updated, but they are not unreasonable.\u00a0 Except for rounding up Western Australia&#8217;s to 7.2 cents when it has been 7.135 cents for years.\u00a0 That&#8217;s just weird.\u00a0 Also, I&#8217;m pretty sure that ANU in the feed-in tariff column is meant to be ACT<sup class='endnote'><a href='https:\/\/www.solarquotes.com.au\/blog\/suntenants-review\/#en-19208-3' id='enref-19208-3' onclick='return hhEndnotes_show(19208)'>3<\/a><\/sup>.<\/p>\n<p>The figures SunTenants uses for retail electricity prices are mostly too high.\u00a0 Only a small part of this is because they are from last financial year and haven&#8217;t been adjusted yet for the slight decline in electricity prices most Australians received recently.\u00a0 Using the <a href=\"https:\/\/www.solarquotes.com.au\/energy\/\">SolarQuotes Electricity Retailer Comparison Tool<\/a> for regions with electricity retailers, I looked up electricity plans<sup class='endnote'><a href='https:\/\/www.solarquotes.com.au\/blog\/suntenants-review\/#en-19208-4' id='enref-19208-4' onclick='return hhEndnotes_show(19208)'>4<\/a><\/sup> for Australian capitals and chose the cheapest one with the same feed-in tariff SunTenants uses.\u00a0 After adjusting for discounts I put the price in cents per kilowatt-hour, including GST, in the graph below in blue along with the figures SunTenants uses:<\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-23182 size-full\" src=\"https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/graph.jpg\" alt=\"Available electricity prices vs. SunTenants\" width=\"1112\" height=\"600\" srcset=\"https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/graph.jpg 1112w, https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/graph-300x162.jpg 300w, https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/graph-768x414.jpg 768w, https:\/\/www.solarquotes.com.au\/blog\/wp-content\/uploads\/2018\/08\/graph-1024x553.jpg 1024w\" sizes=\"(max-width: 1112px) 100vw, 1112px\" \/><\/p>\n<p>While currently available prices in Canberra, Hobart, and Perth are close to SunTenants figures, in the other 4 state capitals the available prices are much lower:<\/p>\n<ul>\n<li>Adelaide 16% lower.<\/li>\n<li>Brisbane 45% lower.<\/li>\n<li>Melbourne 45% lower.<\/li>\n<li>Sydney 24% lower.<\/li>\n<\/ul>\n<p>Darwin stands out as the only capital where the available price is significantly higher than SunTenants&#8217; figure.\u00a0 I suspect this is some kind of typo.<\/p>\n<h2>Dr Bear Storm Mountain Responds<\/h2>\n<p>I emailed Dr Bjorn Sturmberg about the difference in prices and he replied:<\/p>\n<blockquote><p>&#8220;As you&#8217;re aware pricing is a total mess (purposefully designed to dis-empower consumers). We don&#8217;t want to get drawn into this frequently changing mess so decided to stick with standing rate prices, without discounts and without fixed terms (as a renter I&#8217;m uncomfortable entering into a fixed term contract as I&#8217;m not confident I&#8217;ll have my lease renewed).&#8221;<\/p><\/blockquote>\n<p>Not allowing their calculation to be based on the electricity price people pay in reality is a pity as the renters&#8217; promised electricity bill savings may be exaggerated.\u00a0 Landlords will be unaffected, except for potentially having a tenant who is unhappy about how little their electricity bills have been reduced.\u00a0 But Dr Sturmberg did say Suntenants&#8217; figures would be updated to account for recent falls in grid electricity prices.<\/p>\n<h2>Lower Actual Electricity Prices Mean Less Return For Renters<\/h2>\n<p>For the Adelaide example I mentioned earlier, using the currently available electricity price rather than SunTenants&#8217; figure while keeping all else equal results in the following:<\/p>\n<ul>\n<li>Total annual electricity bill savings fall 8% from $1,456 to $1332.<\/li>\n<li>The tenant&#8217;s savings on electricity bills falls by almost one quarter from $9 a week to $6.60.<\/li>\n<li>The landlord is unaffected and the simple payback period remains the same at about 5.8 years.<\/li>\n<\/ul>\n<p>As you can see this makes a considerable difference to the savings received by the tenant.\u00a0 In Brisbane, Melbourne, and Sydney the effects of using realistic electricity prices are far worse:<\/p>\n<ul>\n<li>In Brisbane tenants go from saving $7.90 a week to only saving $3.60.<\/li>\n<li>In Melbourne tenants go from saving $6 a week to only saving $2 a week<\/li>\n<li>In Sydney tenants go from saving $6.10 a week to only saving $3.50 a week.<\/li>\n<\/ul>\n<p>Paying an available lower electricity rate makes a big difference in savings for tenants with a two-thirds reduction in Melbourne<sup class='endnote'><a href='https:\/\/www.solarquotes.com.au\/blog\/suntenants-review\/#en-19208-5' id='enref-19208-5' onclick='return hhEndnotes_show(19208)'>5<\/a><\/sup>.\u00a0 Because of the way payments are calculated it is only the tenant who saves less and the deal remains the same for the landlord.<\/p>\n<h2>Have Calculations Done With The Electricity Price You&#8217;ll Be Paying<\/h2>\n<p>If you are a tenant I suggest researching electricity plans and deciding which one you are likely to use if solar panels are installed.\u00a0 Then look up the electricity prices Suntenants uses in their calculations at the bottom of <a href=\"https:\/\/www.suntenants.com\/technical-details\/\" target=\"_blank\" rel=\"noopener\">this page<\/a>.\u00a0 If what you are likely to be paying is significantly different I suggest you ask SunTenants to make their calculations using the price you will actually be paying.\u00a0 This way you will have a much more accurate indication of how much you are likely to save.<\/p>\n<p>Or you can work out how much you are likely to save on electricity bills yourself and let your landlord know you are not likely to save as much as SunTenants says.<\/p>\n<h2>Tenants Should Never Be Worse Off With SunTenants<\/h2>\n<p>The amount of extra rent paid to the landlord is based upon the expected total output of the solar power system multiplied by SunTenants&#8217; feed-in tariff figure.\u00a0 This means tenants normally should never be worse off with SunTenants even if they use no solar electricity.\u00a0 It also means that households where there are people at home during the day using electricity will save more than those where people are usually out of the house when the sun is shining.\u00a0 This gives tenants an incentive to shift electricity consumption to the middle of the day.<\/p>\n<h2>Changing To A Higher Feed-In Tariff May Help<\/h2>\n<p>In areas with retailer choice, tenants are free to choose whichever retailer plan they like.\u00a0 SunTenants has no influence on this but you&#8217;ll want a plan with a feed-in tariff that is at least equal to the rate SunTenants assumes.\u00a0 Selecting a plan with an even higher feed-in tariff may save money on electricity bills by increasing the payment received for surplus solar electricity sent into the grid.\u00a0 But because plans with above average feed-in tariffs often charge more for grid electricity and can also have higher supply charges, tenants will have to take care to make sure they will actually be better off.<\/p>\n<h2>Rent Assistance Can Improve Tenant Savings<\/h2>\n<p>If some of the increase in rent that SunTenants recommends is paid for by someone else through government rent assistance or possibly an employer or grandmother, then this will effectively increase the amount of savings a tenant receives.\u00a0 However, the number of people this will help is small and those footing some of the bill may not be happy about it.<\/p>\n<h2>SunTenants Installs A WattWatcher Energy Monitor<\/h2>\n<p>SunTenants will arrange to have a WattWacher energy monitoring system installed at the same time as the solar power system.\u00a0 They use this to keep track of the system&#8217;s output and use the information it gathers to display the tenant&#8217;s and landlord&#8217;s savings in real time.\u00a0 The monitor and its installation will cost the landlord $540-$640.<\/p>\n<p>If the energy monitor indicates there is a problem with the system then SunTenants will notify the landlord.\u00a0 If the system performs below SunTenants&#8217; predictons for an extended period of time and is not faulty, SunTenants will reevaluate the amount of rent increase the tenant should pay.<\/p>\n<h2>Landlord&#8217;s Annual Fee<\/h2>\n<p>SunTenants charges the landlord an annual fee of $104.50.\u00a0 This includes the cost of operating the WattWatchers energy monitor.<\/p>\n<h2>SunTenants Is Useful In The Right Situations<\/h2>\n<p>If you are a renter and your electricity consumption is anything close to normal then you will not be worse off if your landlord uses SunTenants and installs solar panels.\u00a0 So if you can&#8217;t come to an agreement without the involvement of a third party you won&#8217;t lose out by suggesting they use SunTenants.\u00a0 But if you pay less for electricity than the amount SunTenants uses in their calculations your savings can be much less than what they estimate.\u00a0 In this case I recommend explaining to your landlord how your savings are likely to be less because if some landlords think you are saving a significant amount of money on your electricity bills they will use this as an excuse to increase your rent.<\/p>\n<p>If you are a landlord thinking of installing solar panels on the roof of a property you can use SunTenants&#8217;
